Remove It Pros is a licensed demolition contractor (Florida CGC1507612) specializing in condo and high-rise interior demolition along the Southwest Florida coast, from Marco Island and Naples to Sanibel, Fort Myers Beach, Sarasota and Bradenton. We work in Pelican Bay and the luxury coastal towers all the time, and building managers know us for following their rules to the letter and protecting their buildings.

Condo demolition is different from any other demo work. The unit is only part of the job. The building has its own rules, the neighbors are home and the lobby, elevators and hallways have to look the same when we leave as when we arrived. We plan every condo job around that.

We complete about 2,000 demolition projects a year, and most of them are condos and homes where we’re doing significant removals: full unit guts, kitchens, bathrooms, flooring and stone. Debris haul-off is included in the price.

Built for Building Rules

Every association runs its building differently. Before we start, we learn the rules and plan the job around them:

  • Approved work hours and noise windows. Demolition happens only when the building allows it.
  • Elevator reservations and padding. We book the service elevator and protect it before any debris moves.
  • Hallway, lobby and common-area protection. Floors and walls along our route are covered.
  • Approved debris routes, loading areas and parking. Our trucks and trailers go where the building tells us.
  • Certificates of insurance. We send COIs naming the association and management company within one business day, so building approval doesn’t hold up your start date.
  • Protection inside the unit. Finishes, fixtures and flooring that are staying are protected before demo begins.
  • Dust control. Our grinders run with dust shrouds and vacuums, work areas are sealed with plastic and tape, and we sweep up and haul out the dust with the debris.

The goal on every job is simple: a fully demolished unit, a building that looks like we were never there and a property manager who is glad to see us on the next project.

Here is what that looks like on a real job: padded elevator walls, protective board on the elevator floor and taped runners from the elevator to the unit door.

For General Contractors and Renovation Firms

Most of our condo work comes from general contractors, luxury remodelers and interior design-build firms. Demo is the first step of a long renovation, and a bad start costs everyone. We give you:

  • At least 12 crews year-round and 20+ in peak season, so we can staff your job without making you wait weeks
  • Fast starts once you approve the job
  • $2 million general liability plus workers’ compensation
  • Work under your project permit on most jobs, or our own demolition permit when needed
  • A clean, swept unit ready for your plumber, electrician, framer or flooring installer

See our demolition subcontractor page and selective demolition page for more on how we work with contractors.

How a Condo Demolition Project Works

  1. Walk the unit. We prefer to walk the job with you to check building access, elevator size and distance, loading areas and anything that needs surgical care.
  2. Clear scope. You get a written quote that spells out what comes out and what stays.
  3. Building approval. We send COIs within a day and coordinate work hours, elevator time and debris routes with management.
  4. Protect. Common areas, the elevator and everything staying in the unit get covered first.
  5. Demolish and haul. Our crew removes the scoped materials and hauls debris out along the approved route.
  6. Hand off. We leave the unit clean and ready for the next trade and the common areas as we found them.

Salvage and Reuse

High-end condo renovations often remove cabinets, appliances, vanities and fixtures that still have plenty of life left. Reusable items go to our ReUse It Pros warehouse in Bonita Springs instead of the landfill, and qualifying items can earn a salvage credit on your invoice. Scrap metal is separated and recycled.

Condo Demolition FAQ

Can you demolish a condo unit in a high-rise?

Yes. High-rise condo demolition is a large part of our work. We plan around the association’s work hours, elevator reservations, hallway protection and debris routes, and we work in Pelican Bay and the coastal towers regularly.

Can you provide a certificate of insurance for our condo association?

Yes. We carry $2 million in general liability and workers’ compensation and can send a COI naming the association and management company within one business day.

Are you licensed?

Yes. Remove It Pros holds Florida Certified General Contractor license CGC1507612.

Who pulls the permit for condo demolition?

On most selective demolition jobs we work under the general contractor’s project permit. When a job needs its own demolition permit, we can pull it. Some associations have their own approval process as well, and we’ll work through it with you.

How do you protect the building’s common areas?

We protect the elevator, hallways and lobby along our route before any debris moves, follow the building’s approved debris route and leave common areas the way we found them.

Do you remove tile and marble down to the slab?

Yes. We remove tile, marble, thinset, and glued-down wood or vinyl and leave the slab ready for your flooring installer.

How fast can you start?

Usually soon after the job is approved. With at least 12 crews year-round and 20+ in peak season, we can staff most condo jobs quickly. Building approval and elevator scheduling can affect the start date, so we get the COI and paperwork moving right away.

How do you quote a condo demolition job?

We prefer to walk the unit with you to check access, elevator size, distance to the loading area and building requirements. For simpler jobs we can quote from photos.

Do homeowners hire you directly?

Yes. Along with general contractors and remodelers, we work directly for owners who are managing their own condo renovation.
